The Real Cost Of Custom Building
Anyone who has bought or sold a home has compared its sale price to the prices of similar properties in the area, adjusting for differences in size and amenities. Indeed, the ability to create a one-of-a-kind residence is usually the reason a family wants to build a custom home in the first place.
Estimates on the cost of building such a home will be based on a builder’s experience in working for other clients with similar needs.
Site Characteristics: A big, square lot in the middle of a flat-graded subdivision is obviously the easiest type of building site to work with not to mention it’s also becoming a rarity. Most custom home lots today are left in their natural state with the builder situating the home in the midst of a much nicer setting. Building on a hillside or a lot with varying topography and irregular shape is more expensive. The home may have several steps and the retaining walls and grading work needed can be extensive. Also, the driveway and utility service runs can be quite long and costly, yet the square footage of the house remains the same. Other conditions such as hard rock, extreme slope and large amount of trees to be saved all add to the cost of construction but not the square footage.
Architectural Design: Most custom homes created today strive for architectural significance. Homes can be designed with this in mind while keeping the basic structure simple, or they can be designed to reflect the owner’s and/or architect’s every whim. A 2-x-6 frame structure with a straightforward framing design will generally cost less than a complicated home of equal size with curved walls, solid floor to ceiling glass and lots of structural steel and copper. Often, both types of homes will be built in the same subdivision but at very different costs.
Interior Detailing and Fixtures: This one is obvious -- some imported granites cost much more than domestic stone or Corian countertops. Travertine, sandstone and slate flooring are certainly more expensive than most carpets. Faux painted walls cost more than white latex. Brass fixtures cost more than chrome. The size of the home may not be related to the quality of finishes used.
Livable/Under Roof Areas: Discussions about price per square foot usually are based on the amount of livable area in the home. However, the total area under roof includes garages, overhangs, patios and porches. A six car garage and multiple deck areas may increase the owner’s enjoyment of a home, but it also increases the overall cost per square foot of livable area.
We can compare a home of similar design and finishes with an estimated cost breakdown. If you already own your lot or have a lot picked out we can adjust the price of the similar home with the excavation and utility costs of your lot and typically be with in 3% of the completed cost.
We have had people make only one trip from out of state to confirm their finish choices.
We can help you choose your lot based on the home design you are interested in. A specific design may cost several thousand dollars less on Lot A in lieu of Lot B due to slope of property and length of utilities.
Quality and customer satisfaction is always number one. We give attention to detail such as using screws for all drywall installation (no nails are used). Reflections on the Mountains by John Muir
Who publishes the sheet-music of the winds or the music of water written in river-lines?
Thousands of tired, nerve-shaken, over-civilized people are beginning to find out that going to the mountains is going home; that wildness is a necessity; and that mountain parks and reservations are useful not only as fountains of timber and irrigating rivers, but as fountains of life.
Nature is always lovely, invincible, glad, whatever is done and suffered by her creatures. All scars she heals, whether in rocks or water or sky or hearts.
I only went out for a walk, and finally concluded to stay out till sundown, for going out, I found, was really going in.
One touch of nature...makes all the world kin.
As long as I live, I'll hear waterfalls and birds and winds sing. I'll interpret the rocks; learn the language of flood, storm, and the avalanche. I'll acquaint myself with the glaciers and wild gardens, and get as near the heart of the world as I can.
Government protection should be thrown around every wild grove and forest on the mountains, as it is around every private orchard, and the trees in public parks. To say nothing of their value as fountains of timber, they are worth infinitely more than all the gardens and parks of towns.
Winds are advertisements of all they touch, however much or little we may be able to read them; telling their wanderings ever by their accents alone.
My fire was in all its glory about midnight, and, having made a bark shed to shelter me from the rain and partially dry my clothing, I had nothing to do but look and listen and join the trees in their hymns and prayers.
One day's exposure to mountains is better than cartloads of books. See how willingly Nature poses herself upon photographers' plates. No earthly chemicals are so sensitive as those of the human soul.
The mountains are fountains of men as well as of rivers, of glaciers, of fertile soil. The great poets, philosophers, prophets, able men whose thoughts and deeds have moved the world, have come down from the mountains - mountain dwellers who have grown strong there with the forest trees in Nature's workshops.
Wander a whole summer if you can. Thousands of God's blessings will search you and soak you as if you were a sponge, and the big days will go by uncounted. If you are business-tangled and so burdened by duty that only weeks can be got out of the heavy laden year, give a month at least. The time will not be taken from the sum of life. Instead of shortening, it will indefinitely lengthen it and make you truly immortal.
Lie down among the pines for a while then get to plain pure white love-work to help humanity and other mortals.
Going to the mountains is going home.
